One Park Place

Consolidating five under-utilized properties, this 29-story mixed-use project provides parking, retail, an urban grocery, a hotel, event space, a spa, a fitness center, 130 urban living units and a roof top restaurant to downtown Cedar Rapids. Such a density of amenities would anchor the area’s economic development, spur further development, make urban living an attractive option, and allow the city to attract more venues to its convention center.

One Park Place creates a vibrant “vertical neighborhood” of residents, retail and parking users. The grocery store and restaurant / retail at the base of the building; the salon, spa, and hotel at the middle; and the restaurant on the roof provide varied public spaces. Together, they accommodate tenant and visitor needs and supporte an active social culture. Downtown workers and residents could gathered at the various amenities, creating a hub for social exchange. Tourists, visitors, and theatergoers would add to the building’s vitality.

Bread Garden Market is positioned on the main level along 1st street reinforcing the 1st street pedestrian experience that was identified as a goal in the city’s post flood development plan. 130 upscale housing units located within the development raise the standard of the current downtown living options, with convenient access to restaurants, grocery downtown jobs and events. Desirable off-street parking fulfills the needs of One Park Place and alleviates the current lack of parking for nearby offices and evening events. Maximized at-grade retail features pedestrian friendly design elements including glassy storefronts, covered entries and outdoor patio seating.
