Located in University Heights, this mixed-use development contains two components: a neighborhood commercial building with housing above and one level of parking below; and a five-story condominium building with two parking levels below.
The street-facing structure includes six commercial spaces on the main level, providing a gathering space for this small community. The second and third floors contain 24 housing units. Surface parking for commercial use is located on the building’s north side, screening the lot from the surrounding single-family neighborhood.
The second building, containing 77 condominiums, uses glass, brick, thermally modified wood siding, and metal composite panels. Beyond the private units, residents have access to communal amenities like a party room and fitness center.
Before construction, extensive site work was necessary to remove an existing structure and redesign an intersection to direct condominium traffic onto the major arterial roadways.
The project emphasizes the American Institute of Architects 10 Keys of a Livable Community by including a variety of living, shopping, and transportation choices for residents. It also provides a vibrant public space and incorporates sustainable design principles.
After construction, the project received a Leadership in Energy and Environmental Design (LEED) Certification from the US Green Building Council.
