Located in Iowa City, the Sabin Townhomes line the south and east frontages of the 600-stall Harrison Street Parking facility. The two structures, built in tandem, are distinct yet complementary, supplying each of the 28 condominium units with direct access to the parking deck and skywalk.
The project was one of the first developments in the newly rezoned Riverfront Crossing District, setting a standard for density within the area. It was also the first liner building in the area, a recent allowance in the civic building code.
Developed by McComas-Lacina Construction, the townhomes were envisioned for young professionals and retirees, providing “missing middle” housing in a downtown area characterized by student housing and luxury condominiums. Each of the 16 townhomes is broken into two units, stacked vertically with a private outdoor terrace on each floor.
The efficient layout eliminates the need for common circulation areas. Each unit opens to the street, with stairs to the top units wrapping those connecting the first and second floors. The walkable, four-story scale and gardens near the sidewalk help the structure harmonize with the pedestrian scale. In addition to LED lighting, each unit contains all-electric heat pumps for energy efficiency.
A limited exterior material palette of fiber cement panels and zinc shingles was selected for their durability and simplicity. Pops of color punctuate the façade to characterize each unit and make them identifiable for visitors.
