One University Place has achieved LEED Certification from the United States Green Building Council. The LEED rating system is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance.
The new development is located on the former site of St. Andrew’s Presbyterian Church in University Heights. The site includes a mixed-use building situated to the south fronting Melrose Avenue, and a residential building set behind to the north. The two buildings combined include a total of 101 luxury residential condominiums. University Heights City Hall and Maggie’s Wood-Fired Pizza, among others, occupy commercial space on the ground level of the south building. Both buildings include state-of-the-art amenities, underground parking, and concierge services.
A few of the sustainable strategies that the design team incorporated:
- Photovoltaic arrays on both buildings for on-site renewable energy
- Drought-tolerant, zero irrigation landscape design
- Construction waste reduction and recycling practices, 75% of waste generated was diverted from the landfill
- Low-emitting building materials (paints, adhesives, flooring) for improved indoor air quality
Overall the buildings are 30% more energy efficient than a code baseline building.
